St Basils has a duty of care (to residents and visitors, staff and the public) and is committed to safeguarding and promoting the welfare of children and young people. We prioritise the provision of a safe and secure environment in which children and young people can thrive and develop and where all aspects of their welfare will be protected and promoted. This commitment is demonstrated by the inclusion of safeguarding as a priority within all our policies and procedures.
This Health & Safety Policy and Safety Management System have been prepared to comply with the statutory requirements of Section 2(3) of the Health and Safety at Work etc. Act 1974. Contained within this document is St Basil’s policy, organisation and arrangements for occupational health, safety and welfare, for all our business activities.
At St Basils, we always try to give the best service that we can, and for this reason, your views are important to us. We appreciate and value your feedback, and whilst it is always good for us to hear when things go right, we also need to know when things go wrong – so that we can get it right next time.

Neighbourhood Management is the effective management of the areas around our properties and any communal areas. St Basil’s understands that effective Neighbourhood Management is a key role for Registered Providers (RPs) and we want to ensure that our Neighbourhoods are clean, safe, secure and well maintained. We also want to ensure that we enjoy good relationships with our Neighbours and the local community. The policy sets out our approach to managing and maintaining the communal areas and Neighbourhoods we’re responsible for and how we work with our partners to achieve good Neighbourhood Management outcomes.
As a social landlord it is the primary duty of St Basils to provide homes for young people and our focus is centred on supporting those young people to sustain their tenancies. There will be circumstances where it is necessary to seek possession of a property for breach of tenancy which may include anti-social behaviour, rent arrears, property abandonment and tenancy fraud. This policy sets out the circumstances in which an eviction may take place.
St Basil’s has a zero-tolerance approach to damp and mould and will proactively inspect its properties to ensure they meet the required quality and safety standards. Wherever damp and/or mould are found, St Basil’s staff will identify the cause and raise the most appropriate repair and/or further investigation.
The Consumer Standards require all Registered Providers to have a policy on mutual exchange. Mutual exchanges take place when two (or more) tenants agree to exchange their properties with each other. Those wishing to exchange must be tenants of a social housing landlord such as a local authority or housing association. Mutual exchange is only possible when tenants have one of the following tenancy types secure, assured (non-shorthold) or fixed assured shorthold (fixed term of more than 2 years). St Basil’s does not offer the tenancy types which enable mutual exchange to take place and so this is not a service which is available to our Young People or the tenants of other social landlords.
